Navigating Renovation Uncertainties: Cost, Possibilities, Decision-Making, and Process with RoomFour

Facing the challenges of renovating your home can often feel overwhelming. Many homeowners love their location but are daunted by the uncertainties surrounding the renovation process. Key concerns include understanding the true cost of the project, exploring what is feasible within the constraints of space and budget, making the right decisions for long-term satisfaction, and comprehending the legalities and process steps involved. At RoomFour, we specialise in demystifying these aspects for our clients, transforming not just spaces but also your experience of upgrading your home.

With our expertise in bespoke home extensions and renovations, RoomFour is dedicated to not only elevating your living space but also ensuring a stress-free journey for you. Over the years, we have honed our craft in delivering high-quality renovations in Melbourne, with a keen focus on craftsmanship, client satisfaction, and addressing the unique needs of each homeowner. From the outset, we provide clarity on costs, possibilities, decision-making processes, and legal obligations, ensuring that every renovation journey is as rewarding as the final outcome.

Our Renovation Process

At RoomFour, appreciate that there is no one-size-fits-all solution when it comes to the renovation process. That said, our decades of experience have allowed us to build a framework that we can personalise for each of our clients, providing a structure to ensure both an enjoyable construction journey and outstanding home.

Stage 1a Initial Discovery and 1hr  Builder & Architect Workshop

We start by finding out as much as we can about your project through a questionnaire and discovery call.
Then, we arrange an on-site 1hr  Builder and Architect Workshop, which includes a comprehensive site/home inspection, to thoroughly discuss your requirements and put together a return brief and a proposal for a feasibility and sketch design. Even at this point, you will get a clear understanding of the budget and what is achievable and timelines of stages. Even if it turns out that this particular project isn’t the right fit for you, this knowledge is invaluable. It gives you a solid grasp of what it takes to turn your concept into a tangible reality. This is an obligation free process to this point.

1b Feasibility and Sketch design

We finish part 1 with a feasibility and sketch design, arguably the most important part of the design process. This will help you further realise and refine your goals, set the foundation for the design process, as well as giving an even better idea on costs with breakdowns. Refer to Build Cost Estimate for an example.
If you are not sure where to start, what your project will cost and how long it will take to build, contact us.

Stage 2 Design

Following on from the return brief and sketch design, our designers will work their magic with added expertise from the RoomFour team, to further refine the designs, using the brief as their foundation. This allows us to factor in buildability and cost savings into every stage of the design process, instead of making changes at the very end.

Stage 3 Pre-Construction

With a design finalised, you can make your final selections – materials and appliances – while our building surveyor reviews the plans for permits. With these choices made, we can price the project accurately, so you will receive a full breakdown of everything included in the quote, with a clear indication of what is and isn’t included.

Stage 4 Construction

Now we build! With putting in a strong focus on the first 3 stages and not rushing to construction, the process and transition is much smoother and stress-free.  We provide a timeline for every stage of construction and hold regular meetings so you can view progress as we build.

Stage 5 Handover

Your renovation is complete! Along with a final inspection walkthrough, we hand over the keys, warranties and all necessary documents.

Stage 6 Continued Support

We schedule in a 3-month and 12-month follow up inspection to make sure everything is as it should.

Our process in practice

It’s all well and good to read our process on the page, but another to see it brought to life.
